Comments: 15Conan O'Brien, who's already negotiated a $45 million exit deal from "The Tonight Show," is looking for another windfall. The unemployed entertainer's Central Park West penthouse duplex is quietly being shopped around with a $35 million price tag reports The Post's Andy Wang. The south-facing co-op in the twin-towered Majestic at West 72nd Street comes with three terraces and dramatic park views. The apartment is a combination of an 18th-floor penthouse that O'Brien bought in 2007 for about $10 million and the combined-unit residence that he and his wife, Liza, already owned on the 17th floor. The building, on the former site of the Majestic Hotel, once housed mobsters including Mafia boss Frank Costello, who suffered only minor wounds when he was shot in the lobby during a failed assassination attempt in 1957.

I guess I'm too old to appreciate the "humor" of Conan. I never got Leno's schtick. And as for Letterman, he makes my skin crawl.

Why is this so hard to figure out, Leno is getting a bad wrap! Leno was bumped because of low ratings and the affiliates were losing $. Conan took the Tonight Show from first place ratings when Leno had it to last place. It's all about $, nothing more. Hopefully Leno can get back 1st place once he takes over again. However, no one was better than Johnny Carson...end of story!

OK, so here is a multimillion dollar stage. It resides on the NBC Universal lot. It's empty! No one is using it. NBC is probably loosing a lot of money on this piece of property. Now, don't forget something - this stage originally was used for desperate Housewives. That show got kicked out in order to build the stage for COCO. Jay Leno will not be transferring over to it. He will stay in Burbank. What I would like to see is FOX or some other network whether it be major or cable, hire COCO the clown, use that stage and then (hee-hee) blow away Jays ratings. That would be such fun. Conan back on the lot, using his old stage and getting better ratings than what he had when he was with NBC. What could be better?

"About 6 months ago, I sat down here with the folks at NBC & they said they wanna re-up & BTW I don't have a manager or an agent. They said we'd like to do 5 more years & I said, 'Great! I'd love to do 5 more years!' That was 6 months ago, & then time went by & there's all this talk about Conan O'Brien. 'Will he go to ABC? Will he go to one of these other networks?' & they came to me & said we don't want to lose Conan O'Brien. We think Conan would be a good replacement. I said, 'I don't wanna see Conan go anywhere else, I'll be 59 when we leave & there's only one person who could've done this show into his 60s and that's Johnny Carson. I'm no Johnny Carson. I'm proud to say this show has been number one, we will keep it number one, & then in 2009, I'll say Conan, take it over, it's yours. Cause you can do these things until they carry you out on a stretcher or you can get out while you're still doing good. When I took this show over there was a lot of animosity between me & Dave and who's gonna get it & a lot of good friendships were permanently damaged & I don't wanna see anybody ever have to go through that again. This show is like a dynasty - you hold it & then you hand it off to the next person. I don't want see all the fighting & nasty things back and forth, so Conan, it's all yours. See ya in 5 years, buddy."
