Sunset Park

A neighborhood of mostly brownstones and row houses, Sunset Park is best known for its sizable Latino and Asian communities -- but as new residents arrive looking for deals, it's increasingly becoming a southern outpost of Park Slope.

Luxury condos are rising in the nabe, though they haven't kept pace with rapidly gentrifying next-door neighbor Greenwood Heights. For now, the new construction is clustered in the 50s around Seventh and Eighth Avenues, which is the heart of Brooklyn's booming Chinatown. (And, therefore, the condos largely target Chinese buyers.) This new construction includes 5008 Seventh Ave. (which has units in the $400,000s) and 5423 Seventh Ave.

Elsewhere in the nabe are well-preserved limestones and brownstones, the most desirable of which border the park, a small, sloped patch of green that offers sweeping views. It's here -- near bustling Fifth Avenue, with its numerous taquerias -- that the priced-out Park Slope refugees are congregating; unlike the rest of brownstone Brooklyn, well-kept houses can be had here for under $1 million.
